Talk Through Your Options →Questions We Hear Often
Whether you’re planning a move to Mount Dora or already found the perfect home, here are answers to some of the most common questions about buying and financing a home in the area.
Ideally, before you start seriously touring homes. A pre-approval gives you a clearer idea of what you can comfortably afford and puts you in a better position when you're ready to make an offer. If you're planning a move to Mount Dora from somewhere else, we can get the process started before you arrive.
It depends on the loan and your situation. Some conventional loans allow down payments as low as 3%, FHA loans may start at 3.5%, and eligible VA buyers may be able to purchase with no down payment. There are other options too, so I’d rather look at your full financial picture than assume you need 20% down.
It can, but the age of a home by itself doesn't prevent it from being financed. The property's condition, appraisal and any repairs required by the loan program can matter. Mount Dora also has a Historic Preservation Review Area where certain exterior changes may require additional approval, so if you're buying an older home with renovation plans, it's worth understanding both the financing and local requirements before you close.
Waterfront homes can absolutely be financed, but there may be a few additional things to consider depending on the property. Flood zones, insurance requirements, the appraisal and the condition or permitted status of waterfront improvements can all come into play. It's a good idea to identify those pieces early so there aren't surprises later in the transaction.
Not necessarily. Flood insurance requirements are property-specific and depend largely on the home's flood zone and your loan. Being near one of Mount Dora's many lakes doesn't automatically mean a home will require flood insurance. Once you have a property in mind, we can determine what your lender will require, and you can confirm coverage and cost with your insurance agent.
Absolutely, but as locals like to joke, Orlando is 45 minutes from Orlando. Depending on where you're headed and the time of day, the drive from Mount Dora can be roughly 35 minutes to an hour or more, and toll roads are often part of the equation. If you're moving to Mount Dora but still working in Orlando, it's worth mapping the commute to your specific workplace before deciding where to buy.
